     Home Maintenance Tips  
  When You Move In
  • Seal grout with sealer.
  • Flush water from sinks and run water through tub.
  • Flush refrigerator line.
  • Refer to Simas Design Center for information on care of floor coverings (California Only)
  • Refer to Creative Touch Interiors for information on care of floor coverings (Arizona Only)

Furnace Maintenance

  • One year warranty on HVAC.
  • After 6 months call Beutler Heating and Air for routine maintenance and instruction at (916) 646-2222. Or toll free at 1-800-BEUTLER (California Only).
  • After 6 months call Ron Brocks Heating and Cooling for routine maintenance and instructions at (623) 939-9970 (Arizona Only).
  • Change furnace air filter every 4 - 6 weeks.
  • Check HVAC system every April and September for proper operation.

Interior Maintenance

  • Re-caulk showers, tubs & sinks regularly to prevent water penetration.
  • Clean cabinets with furniture polish. Using a damp towel will damage finish.
  • To clean dishwasher, add one cup of vinegar and run through cycle.
  • Wax cultured marble top with turtle wax annually.
  • Drain water heater and check pressure valve annually.
    • To re-set garbage disposal if jammed, use an Allen wrench on the bottom of unit under kitchen sink. Turn until contents spin, push red reset button and then turn switch on.

Exterior Maintenance

  • Clean weep holes in windows every September prior to rainy season.
  • Seal stucco cracks and touch up paint annually.
  • Re-paint exterior every three to five years.
  • Wrap exposed pipes to prevent bursts from extreme cold weather.
  • Maintain backyard grading and drainage. Avoid excessive water contact from landscaping with exterior of home, concrete patios, walkways and driveways. Watering near any concrete (patios, walkways, foundation) will cause expansive soil to expand and damage concrete.
     Turn off sprinkler system at beginning of rainy season.
  • Keep drain outlet lines free of grass in front yard at sidewalks.
  • Avoid over watering to prevent run off to lower lying neighboring properties.
  • Use silicone spray on patio door tracks and horizontal window tracks for smooth operation.
  • The sewer clean-out that is within two feet from the house is used by Roto-Rooter.
  • The clean out at the street is for city use.
  • Have the roof inspected for cracked tile, bent metal flashing, unobstructed scuppers (if applicable), seal around metal vents, and check mud balls on ridges for cracking (repair as necessary).
  • Wood mold can be cleaned with a combination of Clorox and water.

    Emergency Procedures  
  Turning Gas Off
  • Range: slide the range out and turn handle.
  • Fireplace: open cover below fireplace and turn handle.
  • Furnace: climb into attic through access area in hall or master closet and turn handle.
  • Water Heater: open water heater closet door, turn handle.
  • Entire House: turn knob at gas meter to a horizontal position.

Turning Water Off

  • Sinks: turn valves under sink to off position.
  • Toilets: turn valve on left behind toilet to off position.
  • Water Heater: turn the valve above water heater to off position.
  • Entire House: turn painted valve at main valve shut-off area to off position or use valve at water meter.
  • Landscape: turn clean valve at main valve shut-off area to off position.

Turning Electricity Off

Turn switch breaker that is labeled "Service Disconnect" to off.

Refer to your new home warranty handbook for further details on your warranty, and tips to maintain your home in the best possible condition to prevent costly deferred maintenance.

    Covenants Conditions and Restrictions (CCR's)  
  At the time of deposit you should have received a copy of your Covenants, Conditions, and Restrictions. This document is designed to protect the integrity of the neighborhood streetscape. If you feel that a violation of this document is occurring, you may contact your city or county Nuisance Complaints department, or if you live in a gated community, you may contact your Home Owner’s Association, whose number was provided in your initial documents. The numbers are listed below. While Elliott Homes is still building in your area, you may also contact us and we will send a registered letter. However, your county or city government should be your first line of defense. Thank you for your concern in taking care of your neighborhood.
