Purchasing a Home

STEP ONE - Selection

At Elliott Homes' communities, we pre-select which homes are going on which lots. This allows us to bypass problems such as homes of the same style, color, or exterior being placed too near each other. This will give the neighborhood a more "authentic" feel, after all, we don’t just build houses, we build communities.

Once you determine which floor plan you would like to purchase, the Elliott Sales Representative will show you which home sites have your home being built on them. Be sure to ask your sales agent any questions that you may deem important, such as, "What color will that home be?" and "What exterior elevation will that home be?" Please be aware that some home sites will carry an additional charge because they are considered more desirable due to size or location.

STEP TWO- Writing The Contract

When you have selected your home and site location, you will sit down with your Sales Representative to complete the sales contract. Your Sales Representative makes every effort to disclose all items pertinent to the sale, but as each buyer has different thoughts, interests and needs, it is up to you to ask anything that you would consider important. Your Sales Representative will give you a packet of paperwork for you to keep for your information and records, and, although they will go over the documents in the packet, please take the time to read the enclosed paperwork. At the time you sign the contract, your Sales Representative will collect an Earnest Money Deposit check. The amount of the Deposit may vary with each community. This deposit will go toward your down payment and closing costs when you close escrow on your home.

STEP THREE- Customization

 Within three days of writing your new home contract you will need to contact the Elliott Homes’ designated lender and the Simas Design Center to schedule your appointments. You are required to obtain a loan approval from the Elliott Homes’ designated lender within 30 days of writing your contract. You should also visit the design center within 30 days (in California) and three weeks (in Arizona) to make your tile and/or carpeting selections.

 At the time of your sales contract, the Sales Representative will schedule a construction option appointment at the sales office within 10 days of the contract date. At this appointment you will select items such as cabinets, appliances, electrical, etc…You will be given a full list of selections at the time of contract. Elliott Homes may have started construction on your home prior to your placing a deposit; therefore, not all selections are possible in every home. Your Sales Representative will inform you of which selections are and are not possible.

 Also, please note that the timing for these appointments pertains to the typical home purchase, but may fluctuate with different situations. Every homebuyer must make the customization appointments since all of our homes include a large variety of items to customize and personalize your home, both in standard selections and also in optional and upgraded selections. If you choose optional or upgraded selections, your Sales Representative will collect a deposit for your selections at the time of the order. If you choose to finance these options, your deposits will be applied to your down payment and closing costs at the close of escrow. After you select your Design Center options, your selections will be sent to the Sales Office. Your Sales Representative will contact you and will also collect a deposit for any upgraded items.

 Once your have made all your selections and obtained loan approval, it is time to enjoy watching your home being built. Please feel free to take pictures.  Contact your Sales Representative with any questions regarding the process and make sure you take the time to enjoy your experience, while we turn "sticks and bricks," into your home.

The building of your home is a complex process and Elliott Homes' contracts with the industry’s top professionals to construct the highest quality home. Elliott’s job superintendents, assistant superintendents, detailers, and home care technicians work extremely hard to oversee the subcontractors work and to put all the finishing touches together that turn that structure into a home. Construction of Your New Home

STEP ONE-Slab

Permit is obtained from the county or city. Trenches are dug and forms are placed to prepare for the pouring of the footings. Rebar is laid in the trenches for strength and reinforcement. The plumbers will lay the groundwork of "rough plumb," that will later bring water to different areas in your home. The footings are then poured into the forms, over the pipes and rebar. As with every step of your home, an Elliott Homes employee, and a city or county inspector will thoroughly inspect your home prior to final pour of the slab to ensure the quality construction. 

STEP TWO - Frame

After the slab has passed all of the inspections, the framers will then build the skeletal system of your home. They start by laying out, and attaching the plate to your home with the help of the rebar and bolts. They will then stand walls and attach them to the plate. Next they will attach the trusses, which are part of the roofing system. They will then sheet the roof. The windows of your home will then be installed, your home will be wrapped with a moisture barrier, your roof will be papered and loaded, and electrical and low voltage wiring and plumbing will be installed. Many inspections by both the Elliott Homes construction team and the city or county inspectors are required before this process is complete.

STEP THREE A-Interior Finish

Once your home has passed all inspections in the framing stage, it is time to finish up the interior. This includes going through the dry wall process, which includes hanging the gypsum board, taping and sanding the seams and corners, and texturing your walls. Your home is then ready to be painted. After painting, your cabinets, doors, closet rods and baseboards are installed. It is then possible for your countertops and flooring to go into your home. Your home then receives a thorough cleaning, after which Elliott Home detailers do a final turn in your home to perfect all the finishing touches.

STEP THREE B-Exterior Finish

At the same time that the interior of your home is undergoing a transformation from frame to finish home, the exterior of your home is being finished too. This process includes the application of the stucco system, the painting of the exterior of your home, the completion of the placement of your roof tiles, final grading of your home site, installation of fencing and installation of landscaping.

Finalization of Your Purchase

STEP ONE- Walk Through

Thirty days prior to your home being completed your Sales Representative will contact you to schedule your move in date. At this time you will do a walk through with your neighborhood’s job superintendent. This is basically an orientation of your home. He will explain the workings of certain items of your home and also explain to you what to expect out of the maintenance of your home. This is the time for you to bring up any concerns you have so that they will be addressed prior to your move in.

STEP TWO-Escrow Signing

On the same day as the walk through, your Sales Representative will have scheduled a signing appointment with the Title Company. This is where you will go to sign your entire loan documents and any other documents pertaining to the final purchase of your home. At this time you will bring a cashier’s check to the Title Company for the remainder of your down payment and closing costs. You should also bring your identification such as a driver’s license, or passport. You should also have a fire insurance policy ready to take effect at the close of escrow. This can be taken care of by having your insurance agent contact the Title Company.

STEP THREE-Close Of Escrow

Three days after signing your documents, your lender will fund your loan. At this time the Title Company will record the title of your home with the county. It is now officially your home, you can pick up your keys from the Sales Representative.

LOCATION:

Focus on a general area. Research the area for specific needs i.e.: distance to work, schools, shopping, recreational facilities. Drive the area at different times of the day to determine traffic flow through the community.

PRICE RANGE:

You may have an approximate price range with which you are comfortable. However, the Elliott Homes Sales Representative is knowledgeable in available financing programs and can pre-qualify you to determine maximum loan amount, therefore determining the maximum purchase price that will fit your needs. We can also set an appointment for you with the Elliott Homes Designated Lender to take the pre-qualification a step further and discuss the loan programs available to you. This is a service provided to you at no cost by our lenders. Elliott Homes works only with lenders who have a proven track record of integrity and customer service. Additionally, significant cost savings are passed on to the Buyer for using a Designated Lender

Elliott Homes installs many standard, high quality features in our homes. Read the Features List and compare the standard features with other builders. You will find that a lot of features we include as standard are upgrades with our competing builders.

Look at the quality of the light fixtures, plumbing fixtures, energy efficient features such as; window treatments, insulation, energy saving shower heads and toilets, heating and air conditioning system, etc. Inspect the home for quality workmanship, Elliott Homes employs only reputable subcontractors.
